ABOUT US
Established in 2000 as the development arm of the Glenman Corporation, Cottage International Development Group (CIDG) is committed to raising funds for and identifying outstanding investment opportunities, with long-term value for its stakeholders. We focus on three areas of development: residential, commercial, and sports and entertainment properties.
CIDG was founded by Thomas J. Conneally, president and founder of the Glenman Corporation, a forward-thinking, multi-disciplined construction company, committed to delivering the best building solutions for each of its projects. This development/construction combination provides a turnkey operation that contains project costs and minimizes disruption and delays.
Both CIDG and Glenman are based in Pelham, New York.
ABOUT US: history
In the past six years, CIDG has developed or is in the process of developing the following:
- 500,000 square feet of residential property valued at more than $250 million, including luxury townhouses, senior living facilities, and condominiums at various levels of affordability;
- more than 400,000 square feet of mixed use property worth $100 million, and acquired or developed underused and vacant commercial properties, readying them for retail, industrial, and office use;
- more than $300 million in projects in various stages of development, including residential (rental and condo), commercial, and sports and entertainment facilities in the United States and Europe.

Thomas J. Conneally, President & CEO
Tommy arrived on these shores in 1986 and in 1990, established Glenman Construction Corporation. Glenman began as a one-man painting and renovations service company. Before long, it grew into a diversified general construction organization with more than 40 employees and $200 million in bonding. In his 25 years of professional experience, Tommy has completed over $500 million of construction and development work. Projects encompass over 500,000 square feet of residential development and construction and more than 400,000 square feet of mixed use development including commercial and industrial space.

CIDG is a dynamic, nimble investment company with the resources to quickly identify, purchase, and develop quality properties in the tri-state area.
We seek to generate attractive returns through investments in reasonably-priced, vacant land; in existing structures in need of redevelopment; and by applying mixed-use development strategies to maximize property value and revitalize communities.
Because we have the expertise, we can assess property with challenges and are able to determine its best potential use. But we don't just look at the property; we also consider the end user and believe in creating sustainable neighborhoods.
DEVELOPMENT: residential
CIDG is able to identify property for residential development where the market demand far exceeds the market supply. We have successfully developed luxury townhouses, senior living facilities, and condominiums at various levels of affordability. We have built or developed 500,000 square feet of residential property valued at more than $250 million.
We incorporate green building principles wherever possible, and seek to develop properties which earn LEED (Leadership in Energy and Environmental Design) certification by the USGBC (U.S. Green Building Council). From the inception of each project, we staff our development team with LEED accredited professionals; reflecting our commitment to improving the environment.
DEVELOPMENT: commercial/industrial
We acquire and develop underused and vacant commercial properties and ready them for retail, industrial, and office use. We also redevelop sites into productive reuse. CIDG has developed or constructed over 400,000 square feet of industrial or commercial property worth $100 million. There are new projects in the pipeline all the time.
We know about the factors that can make or break commercial development: zoning and government regulations, infrastructure documentation, plot transfers, environmental issues, unrealistic contracts and budgets, and community opposition. Because our team is diligent, knowledgeable, and has real-world experience, we can identify and solve problems before they even begin to imperil a project.
INVESTMENT
With our fine track record, resources, and commitment to excellence, CIDG has the ability to capitalize on investment opportunities. The company's experienced team of construction, financial, and development professionals manage the due diligence process, maximizing the likelihood that the development and acquisition of property occur at an attractive price. We have the know-how, personnel and experience to obtain the most cost-effective funding necessary to achieve the timely and profitable completion of your project.
INVESTMENT: partnerships
We seek partnership relationships with several core entities: private individuals, public municipalities, and nonprofit organizations. For private clients, we offer complete peace of mind; we assess the underutilized property, stage development from planning through design, and arrange and manage all construction through obtaining the final Certificate of Occupancy. Public entities can be confident in our ability to obtain appropriate financial resources to bring the project to fruition. We are open to ownership, leaseback, or fee for any local municipal or public venture. Finally, for the nonprofit entities, we view your ownership and management as a priority; we review your overall objective, ascertain its financial viability, share in the development fee, and offer construction services in order to achieve your mission.
